Part of the Juanita Compound rental property, 407 Juanita Street contains two buildings that together accommodate four
apartment units. The front building, originally a single-family residence designed in the Pueblo Revival style, was modified
extensively after 1985. Alterations included enclosure of the front portal, change of the location of the front entry, and
other modifications. The building contains approximately 1,687 square feet and presently accommodates three
apartments. The rear building was constructed sometime before 1958, based on aerial photographic evidence.
Rectangular in plan, it contains approximately 874 square feet and includes a two-bedroom apartment. It may have
started as a garage or combined garage and apartment. Both buildings are classified as Non-Contributing resources within
the Westside-Guadalupe Historic District.

Architectural Description Continued
Lot
The two buildings occupy a level parcel of approximately 0.103 acres. Historically, the
land was associated with the properties immediately to the north but became a
separate parcel during the 1950s. The property is enclosed at the street by a stucco-on-
block wall that post-dates 1958 and has since been altered and extended. Landscaping
consists primarily of graveled surfaces, broken concrete walkways, and volunteer tree of
heaven (Ailanthus altissima) and Siberian elm growth. Historically, the grounds were
landscaped with lawn, specimen trees, and a driveway extending to the rear of the
property.
Front Unit (C)
The front building faces Juanita Street and presents a façade that post-dates 1985.
When first surveyed, the building retained much of its earlier configuration (Fig. 10).
Likely constructed during the late 1930s, it was updated during the 1950s and the early
1970s. It originally faced the street with a traditional portal and a stepped-back wall
plane containing a bedroom. Since 1985, the portal has been enclosed and the primary
entrance relocated (Photos 2-4). The house and its extensions appear to be a mixture of
adobe, block, and frame.
West (Front) Elevation
The west elevation is dominated by the forward-projecting mass created by the post-
1985 enclosure of the portal and entry. It is characterized by large fixed windows (Photo
2). South of the enclosed porch is a largely blank wall that formerly contained
fenestration and now serves as the mounting location for natural gas meters (Photo 3).
North Elevation
The long north elevation begins at the west end with the enclosed portal (Photo 4), a
removed window, and the relocated primary entrance (Photos 4 & 5). Farther east are
two projecting entry alcoves containing recessed entrances to separate apartment units

(Photos 6 & 7). Neither projection appears on the 1958 aerial photograph (Fig. 6). By
1969, however, a roofed structure aligned with the western alcove was present,
although it appears to be an open porch at that time (Fig. 7). Both projections are visible
in the 1975 aerial photograph, suggesting that conversion of the house to apartment
use had occurred by that time (Fig. 8).
East Elevation
The east elevation is composed of several wall planes. At the northeast corner is a non-
historic mechanical and utility room addition (Photo 8). South of this is what appears to
be an older section of the building containing an altered window opening (Photos 9 and
10). Earlier aerial imagery shows smaller rear extensions in this location. The larger rear
volume, which accommodates two apartment units, was in place by 1969 but did not
assume its present configuration until 1978 (Fig. 9). South of the window is a small
fenced patio sheltered by a plywood overhang (Fig. 9A). A recent patio door provides
access to the interior.
South Elevation
The south elevation contains a varied assortment of windows, all of which appear to
contain non-historic windows (Photos 11, 12 & 12A).1 It remains unclear whether the
easternmost opening retains its original proportions, as its broad horizontal
configuration differs from that shown in the 1969 aerial photograph (Fig. 7).
Back Unit (D)
Located at the rear of the property, approximately 40 feet east of the front building, is a
second rental unit. Aerial photographs indicate that the building was erected before
1958 (Fig. 6). Based on its simple rectangular form, rooflines, and the fact that the front
dwelling historically had a driveway extending into the rear yard, the structure may have
originated as a garage and storage building, or as a combination garage and residential
unit, before being converted entirely to residential use (Fig. 8). The Santa Fe County
Assessor lists a construction date of 1975, which may instead reflect the consolidation,

remodeling, or conversion of the building into its present configuration. The exterior is
finished in stucco with a rumpled surface texture suggestive of adobe construction,
although this could not be confirmed during the survey.
West Elevation
The west elevation faces a graveled yard and presents an irregular façade that may
reflect the reduction and consolidation of earlier fenestration openings (Photo 13). The
taller north portion of the building is distinguished by a squat chimney at the northwest
corner. Its wall contains an entry fitted with a non-historic wood door featuring an
arched glazed panel. South of the entry, along the lower section of the building, is a
single opening containing a modern sliding aluminum window.
South Elevation
The south elevation contains a grilled entry door and a small plywood-clad extension
attached to the wall (Photo 14).
North Elevation
The north elevation is attached directly to the property's perimeter wall and is visible
only from a parking area associated with 822C Agua Fria Street (Photo 15). No
fenestration is present on this elevation.
East Elevation
Like the north side, the east elevation overlooks a parking area associated with an
adjacent property (Photo 16). From this vantage point, the building's differing rooflines
and north and south parapet walls are more readily apparent. Near the north end of the
façade is a single opening containing a modern aluminum sliding window (Photo 17).
Interior
As occupied residential units, the interiors were not accessible and were not surveyed.

Walls and Fences
The stuccoed concrete-block wall located in front of Unit C appears to postdate the
1985 HBI survey, as it does not correspond to the enclosure depicted in the survey
photograph. The property also contains newer yard walls and minor board fences.
Because these features are not shown on the most recent survey plat, they are
considered non-historic landscape improvements.
Historical Overview
Based on city directories, the front dwelling at 407 Juanita Street was erected by the
late 1930s or early 1940s and was used almost continuously as a rental property during
its early history. Aerial photographs indicate that the building was later expanded to the
east through a series of additions. By 1958, a second dwelling had been constructed at
the rear of the lot. This may have started as a garage and storage area. Together, the
buildings functioned as rental units and formed part of what was locally known as the
Juanita Compound apartments. Following the 1985 survey, the front dwelling was
substantially altered through the enclosure of its front portal and the addition of a
sunroom across the façade. The modest rear dwelling has also undergone alterations
and additions that have diminished its historic appearance.
Lot History
407 Juanita Street and its neighbor to the north, 405 Juanita Street, were once part of a
larger tract associated with the house standing at 826 Agua Fria Street. The King's Map
shows this area as undeveloped in 1912 (Fig. 1). With the arrival of municipal sewer
service during the 1920s, however, residential development began extending westward
along Agua Fria Street.
The area had historically been agricultural, consisting of small farming operations and
irrigated fields. This earlier agricultural landscape is best illustrated by the surviving
Armado and Pablita Larragoite property at 803 Agua Fria Street, where remnants of the
historic farmland remain visible.
By the 1930s, much of the area had been subdivided into residential tracts served by
newly established streets, including Juanita Street, which connected Agua Fria Street to

West Hickox Street (Fig. 2). Additional short residential streets extended westward,
including Doroteo Place, which was later removed during construction of Saint Francis
Drive.
The Ludi–Roybal Property
The parent house of the larger tract, now addressed as 826 Agua Fria Street, was likely
constructed during the 1910s. It first appears in the available city directories in 1928,
when it was owned and occupied by George F. Ludi. Ludi was a New Mexico native of
Swiss heritage.2 He resided in the residence with his wife Catalina; daughters Johnita
and Guadalupita; and sons James and George F. Jr.
George F. Ludi Sr. was a veteran of World War I who had grown up in Las Vegas, New
Mexico. He worked as a mining operator. In 1930, he owned the Agua Fria Street house,
including the subject property, which was assessed at a value of $300.3 He died the
same year at age 40.
The relationship between the Ludi and Roybal families appears to have stemmed from
George Sr.’s death and the subsequent marriage of his widow, Catalina, to Lucio A.
Roybal. By 1940, George F. Ludi Jr., and James Ludi were enumerated in the federal
census as Roybal's stepsons.4 This blended family arrangement likely explains the
continued association of the property with both the Ludi and Roybal names, as well as
the subdivision pattern shown on later plats, which provided separate residences and
parcels for members of the extended family. This, however, only included two of the
now four buildings making up 405 and 407 Juanita Street.
The Family Property Divided
In 1954, the larger tract was divided into a series of smaller parcels. Ownership of the
original Ludi house passed to Lucio A. and Catarina A. Roybal. The remaining land was

distributed among their children—George F. Ludi Jr., James E. Ludi, and Cecilia Roybal
Rodriguez—through separate deeds.5 A replat prepared in conjunction with the
subdivision shows George F. Ludi Jr. assigned to a newer residence at 824 Agua Fria
Street (Fig. 5). The plat also depicts a narrow rectangular dwelling, now forming the rear
unit at 405 Juanita Street, identified as an apartment owned by James ("Jimmy") Ludi.
407 Juanita Street and the Juanita Compound Apartments
City directories establish that the front dwelling was in place by 1940, when it was
occupied by renters Andres and Ignacita Cisneros.6 Directories indicate a steady
turnover of tenants during the 1940s, with occupants changing approximately every two
years. Most appear to have been young Hispanic couples. A newspaper advertisement
from 1949 identified the dwelling as an unfurnished four-room rental.7
In 1954, Lucio and Catarina Roybal deeded the southern portion of their property,
including the house at 407 Juanita Street, to their daughter, Cecilia Roybal Rodriguez.
Cecilia and her husband, Lawrence Rodriguez, subsequently occupied the dwelling and
raised their family there. Lawrence worked as a cleaner and presser for Universal
Cleaners on Canyon Road. Cecilia managed the household and was active in community
affairs. A newspaper account identifies her as a district captain in the annual New
Mexico Heart Association campaign.
The rear dwelling appears to have been constructed during the Rodriguez ownership. It
is first visible on a 1958 aerial photograph, while subsequent imagery from 1969 and
1975 indicates that the front house continued to expand eastward through a series of
additions (Figs. 6-9). By the late twentieth century, the property contained multiple
residential units that formed part of what was known locally as the Juanita Compound
apartments.

The front house was surveyed in 1985. The survey photograph depicts the front dwelling
in its earlier configuration, with an open front portal and stepped massing along the
north elevation (Fig. 10). The rear dwelling was not documented as part of the survey.
Since that time, the portal has been enclosed and a sunroom added across the front
façade, bringing the building closer to the street. Additional alterations include
replacement windows and doors, as well as other exterior modifications that have
diminished the property's historic integrity.
Cecilia Roybal Rodriguez retained ownership of the property until 1996, when it was
deeded back to members of the Roybal family. Ownership subsequently passed to the
Leonard and Teresa Martinez Trust. The current owner acquired the property from the
Martinez Trust in 2016.8

Evaluation of Historical Status
The front dwelling (Unit C) has been substantially modified since 1985, most notably
through the enclosure of its entry portal and the relocation of its primary entrance. The
portal was a prominent component of the original façade composition and represented
one of the dwelling’s most distinctive character-defining features. The rear dwelling
(Unit D) was likely constructed during the 1950s and appears to have originally
functioned as a garage and storage building. It has since been converted to residential
use, resulting in alterations to its design, fenestration, and overall appearance. The
various yard walls and fences throughout the property are non-historic additions.
Because both dwellings have experienced significant alterations affecting design,
materials, and feeling, the property does not convey sufficient historic integrity to
contribute to the significance of the Westside–Guadalupe Historic District. Accordingly,
407 Juanita Street is recommended to retain its Non-Contributing status.
